Qu\u2019est-ce que le certificat PEB ?<\/strong><\/p>\n\n\n\n

Le certificat PEB (Performance \u00c9nerg\u00e9tique des B\u00e2timents) est un document officiel<\/strong> qui \u00e9value la performance \u00e9nerg\u00e9tique d\u2019un logement. Il renseigne la consommation th\u00e9orique d\u2019\u00e9nergie primaire<\/strong> (chauffage, eau chaude, ventilation) et attribue une classe \u00e9nerg\u00e9tique<\/strong> allant de A+ (tr\u00e8s performant) \u00e0 G (peu performant).<\/p>\n\n\n\n

Pourquoi le certificat PEB est-il obligatoire ?<\/strong><\/p>\n\n\n\n

En R\u00e9gion wallonne, le d\u00e9cret PEB du 28 novembre 2013<\/strong> rend obligatoire la d\u00e9tention d\u2019un certificat :<\/p>\n\n\n\n

  • Avant toute vente<\/strong> ou location<\/strong> d\u2019un bien r\u00e9sidentiel ;<\/li>\n\n\n\n
  • Pour les b\u00e2timents publics<\/strong> (affichage obligatoire) ;<\/li>\n\n\n\n
  • \u00c0 l\u2019issue de la construction neuve<\/strong>.<\/li>\n<\/ul>\n\n\n\n

    Son absence peut entra\u00eener une amende administrative<\/strong> allant jusqu\u2019\u00e0 1 000 \u20ac pour un propri\u00e9taire, et 500 \u20ac pour un agent immobilier qui ne mentionne pas les indicateurs dans une annonce.<\/p>\n\n\n\n

    Quels b\u00e2timents sont concern\u00e9s ?<\/strong><\/p>\n\n\n\n

    La certification s\u2019applique \u00e0 toute unit\u00e9 PEB<\/strong> r\u00e9sidentielle, c\u2019est-\u00e0-dire un b\u00e2timent ou une partie de b\u00e2timent utilis\u00e9e de mani\u00e8re autonome (maison, appartement, studio\u2026).<\/p>\n\n\n\n

    Exceptions<\/strong> : b\u00e2timents <50 m\u00b2, lieux de culte, ateliers ou unit\u00e9s agricoles non r\u00e9sidentiels \u00e0 faible consommation.<\/p>\n\n\n\n

    Comment est \u00e9tabli le certificat ?<\/strong><\/p>\n\n\n\n

    Un certificateur PEB agr\u00e9\u00e9<\/strong> rel\u00e8ve sur site :<\/p>\n\n\n\n

    • Les caract\u00e9ristiques du b\u00e2timent (murs, toiture, sols, vitrages) ;<\/li>\n\n\n\n
    • Les syst\u00e8mes techniques (chauffage, ECS, ventilation) ;<\/li>\n\n\n\n
    • Les documents probants (plans, factures d\u2019isolation, photos\u2026).<\/li>\n<\/ul>\n\n\n\n

      Il encode ces donn\u00e9es dans le logiciel officiel PACE<\/strong> de la DGO4, qui calcule la performance \u00e9nerg\u00e9tique et g\u00e9n\u00e8re le certificat.<\/p>\n\n\n\n

        Le certificat est valable 10 ans<\/strong>, sauf en cas de r\u00e9novation lourde<\/strong>. Dans ce cas, un nouveau certificat actualis\u00e9 est conseill\u00e9 pour refl\u00e9ter les am\u00e9liorations.<\/p>\n\n\n\n
